Tenant Guidelines & Eligibility Requirements
Please review these key policies before submitting your application. Requirements apply to all applicants and all available properties.
✅ Fair Housing
Legacy Realty Holdings follows all Fair Housing Laws and does not discriminate based on race, color, religion, national origin, sex, age, disability, marital or familial status.
✅ Applicant Requirements

Each person 18 years of age or older must fully complete and sign an application.

Applications must be submitted with the required application fee to be processed (for short-term only).

For short-term daily rentals, we only accept a minimum of 5 nights booking.

For long-term monthly rentals, we only accept a minimum of 1 month.
✅ Application Fees

A $100.00 non-refundable application fee is required per applicant. (for short-term only)

Without the application fee, your application will be considered incomplete and will not be processed.

For first-time payments, we do not accept checks or credit cards.

Application fees are non-refundable, even if you are not approved.
✅ Credit & Income Criteria

Legacy Realty Holdings will pull a credit report. They’ll look at your credit, background, and income when checking out your application. If your credit isn’t great but you can show you have a steady income, you should be good to go!

Proof of income such as pay stubs, three (3) months of bank statements or ( employment letters, Social Security, alimony, or child support must be documented) if applicable.

Unverifiable income will not be considered.
✅ Pet Policy

Certain dog breeds are not permitted, including Rottweilers, Dobermans, and any dog classified as a “pit bull” breed (American Staffordshire Terrier, American Bulldog, American Pit Bull Terrier, etc.). No exceptions.
✅ Owner’s Cancellation Policy

100% refund for cancellations made more than 14 days before check-in.

50% refund for cancellations made more than 7 days before check-in.

No refund for cancellations on or after the check-in date.

Cancellations must be made by 11:59 PM (local time) on the appropriate day.
✅ Approval & Move-In Conditions
Legacy Realty Holdings will continue to advertise and accept applications until all of the following are completed:

Application fees are paid, and applications are verified and approved.

Applicants provide two valid forms of photo ID and (a copy of their Social Security Card or Tax ID Card) if applicable.

The required move in fee and security deposit has been received.
-
The rental agreement is signed by all parties.
✅ Application Denial
Applications may be denied for the following reasons:

False, misleading, or incomplete application information.
-
Poor rental history (late payments, lease violations, etc.).
-
Past evictions or unpaid rental balances.
-
History of violence, property damage, or felony convictions(depends).
-
Any sexual offense or serious criminal history.
-
History of drug-related activity by any household member.
-
Owing money to a past landlord or property management company.
